Summary

The petitioner requests Floor Area Ratio (FAR) Credit approval for a new home, proposed to be constructed at 352 Verde Drive.  The subject property is currently vacant and is part of the Verde Estates Subdivision (Case No. P1912-02), which is an eight-lot subdivision approved by the Village in 2020.  After entitlements were granted, the subdivision was purchased by Projades LLC a residential developer.  They are proposing to build 8 single family custom homes.  The plat did not require any variations; however the developer anticipates seeking FAR Credit approval on five more homes in Verde Estates in the near future. 

 

The subject property is currently vacant, and the petitioner proposes to construct a 4,809 square foot home.  The proposed two-story foyer, two-story family room and stairwell within the home are only counted once, so the FAR is calculated at 4,278 square feet.  Based on the 10,209 square foot lot size, the FAR is proposed to be 41.9%.
